For the sale or purchase of residential property, our costs estimate is usually based on the sale price of the property, as follows:

• For a property priced up to £250,000.00 our costs will start at £1,345.00 plus VAT
• For a property priced between £250,000.01 and £350,000.00 our costs will start at £1,475.00 plus VAT
• For a property priced between £350,000.01 and £550,000.00 our costs will start at £1,595.00 plus VAT
• For a property priced between £550,000.01 and £650.000.00 our costs will start at £1,755.00 plus VAT
• For a property priced between £650,000.01 and £750,000.00 our costs will start at £1,995.00 plus VAT
• For a property price at £750,000.01 and over our costs will start at £2,000.00 plus VAT
• For a property priced at £1,000,000.00 and over our costs will start at £3,000.00 plus VAT

For leasehold property we estimate an additional fee of £500.00 plus VAT will need to be added to the costs set out above.

If you are looking to mortgage or re-mortgage your property our costs will range from £650.00 to £850.00 plus VAT depending on the requirements of your mortgage lender and whether a Transfer of Equity is involved.

The above costs are based on our estimate of the amount of time likely to be taken to deal with a residential conveyancing transaction assuming there are no unusual or complicating factors. The following are examples of factors which might increase the costs or amend the estimate we provide:

• if there is a defective title
• if we are dealing with a transfer of part
• if deeds and documents are missing
• if you are buying a new build property
• if there is a help to buy equity mortgage
